How strata cleaning pricing works

Strata pricing follows the building rather than a per unit rate: the number of levels, the size and layout of the common areas, how many bin rooms and car park levels there are, and how often the building needs servicing. We assess each property and quote the scope that comes out of it.

It depends on the building: the number of levels, the size and layout of the common areas, how many bin rooms and car park levels there are, and the servicing frequency. We assess the property and give the committee a written scope with the price attached, obligation free.

Do you work with strata managers or with the committee?

Either, and often both. We take instruction from whoever holds the contract, and we put the scope in writing so the other party can see exactly what has been agreed.

What happens with the bin room on collection day?

Bin room servicing is scheduled around the collection day for the building rather than on a fixed calendar day, so bins are presented and returned rather than cleaned around.

Do you handle the car park and the garden as well?

Yes. Car park and basement sweeping, external walkways, and garden and lawn maintenance are all part of the common area scope where the building wants them included.

Are your cleaners background checked and insured?

Both. Every cleaner completes a background check and provides a current police clearance certificate, and we carry public liability insurance, which matters in a building with residents and visitors moving through it.

How do we stop the standard slipping after the first few months?

The scope of work sets a frequency against every task, so nothing depends on who is rostered on. Management runs quality checks and reviews performance, and the committee has one point of contact rather than a call centre.
